Garland Roof Repair and Replacement After Storms
Garland has the oldest housing of any city we serve. Census data puts the median Garland home at 1978 construction, and nearly three out of four homes were built before 1990. On roofs that age, storm damage often lands on top of older decking, older ventilation, and layers of past repairs. That's why a Garland inspection takes more than a quick look at the shingles.

Garland's storm history
Garland has been through some of the worst storms in North Texas history. From NOAA's Storm Events Database:
December 26, 2015: An EF-4 tornado moved north from Sunnyvale through Garland and Rowlett. In Dallas County it affected nearly 600 homes and destroyed nearly 400, and ten people were killed.
- October 20, 2019
An EF-2 tornado tracked about 2.5 miles through Garland. It started on Kenmore Street just north of West Miller Road, where it peeled the metal roof off a warehouse. It then crossed Garland Avenue toward Central Park, damaging roofs near Degge Circle, and faded near Avenue D and Santa Fe Street. The same night, the EF-3 North Dallas tornado ended near Duck Creek, crossing Jupiter Road.
- May 28, 2024
A National Weather Service survey found straight-line winds up to 95 mph in Garland. There was widespread tree, fence, and minor roof damage across much of the city, and a church on West Kingsley Road lost part of its roof and an end wall.
- September 24, 2023
Hail up to 2.5 inches across northern Garland.
- April 3, 2012
Golf ball-size hail near Williams Stadium.
- May 6, 2025
Half dollar-size hail in north Garland.

What we inspect on older Garland homes
Damage you can't see from the driveway still counts. On a 1970s or 1980s house, there's more to look at:
- Shingles for hail bruising, mat fractures, and granule loss
- Wind-creased, lifted, or unsealed tabs, which are common after straight-line wind events like May 2024
- Ridge caps, valleys, and flashing
- Vents, gutters, and downspouts for dents
- Decking condition from the attic, including stains, sagging, or soft spots
- How many shingle layers are already on the roof, which matters under Garland's rules below
The inspection is free, and you get photos and a written summary.
If the damage is limited, a roof repair may be all you need.
How claims work with us
You file the claim with your insurer and keep control of it. We document the damage, and we can meet your adjuster on site to walk the roof and show them what we found. Your insurer decides coverage. Since Garland's permit application can use the adjuster's scope, we keep that paperwork organized for the permit. Under Texas law you pay your deductible. Contractors can't waive or absorb it.
Garland's re-roofing requirements
The City of Garland's re-roofing page spells out the rules:
Permit fee. The permit fee is $175 ($140 plus a $35 processing fee).
Repair permit threshold. Roof repairs need a permit when their value is $2,000 or more.
Two layers maximum. Roofs can have up to two layers of shingles. If a third layer would be needed, the existing layers have to be torn off.
Contract or scope required. The city requires either the executed contract or the insurance adjuster's scope with the application.
Pitch and material changes. Changing the roof's pitch requires detailed plans. Changing materials requires a permit and documentation, and metal roofing has to be 26 gauge or heavier.
Contractor registration. The roofer must be registered as a general contractor with the City of Garland and provide proof of insurance.
Even when a second layer is allowed, we'd rather see the decking on a house built in the 1970s than cover it up. We'll explain the options.
When a roof replacement is the right call, we pull the permit and build to Garland's code.
