Sachse Roofing: Hail Inspections and New Roofs

Sachse straddles two counties and two school districts. The Dallas County side is served by Garland ISD and the Collin County side by Wylie ISD, and the whole city sits along State Highway 78 and the George Bush Turnpike, about a mile north of Firewheel Town Center. The city dates back to William Sachse's 1845 land purchase and was incorporated in 1956, but most of today's homes are much newer. Census data shows a median build year of 2005 and about two-thirds of homes built since 2000. About 17% of homes were built before 1990.

    Storms that have hit Sachse

NOAA's Storm Events Database has fewer entries under Sachse's name than under its bigger neighbors, but the storms are real:

    • March 23, 2016

Hen egg-size hail on Scott Drive shattered windows in cars, homes, and businesses. NOAA estimates the storm caused about $700 million in hail damage across northern Dallas and southern Collin County.

    • May 6, 2025

1.5-inch hail around Highway 78 and 5th Street.

    • September 24, 2023

Just south in northern Garland, hail up to 2.5 inches was reported.

    • April 11, 2016

That same spring, a supercell affected 80% of homes in nearby Wylie.

Storms don't follow city limits. If Wylie, Murphy, or north Garland got hail, check your roof in Sachse too. If you want to get ahead of it, schedule a storm damage roof inspection before a small problem grows.

What a Sachse roof inspection includes

Damage you can't see from the driveway still counts. A 1.5-inch hailstone won't always punch a hole, but it can bruise a shingle and crack the mat underneath, and that shingle will wear out faster. Our free inspection checks:

    • Shingles on every slope for bruising, cracks, and granule loss
    • Hips and ridge caps
    • Gutters, downspouts, roof vents, and flashing for dents
    • Pipe boots, chimney flashing, and roof-to-wall joints
    • The attic, when accessible, for leaks or damp decking

We photograph everything and give you a written summary. If we don't see storm damage, we'll say so.

    The insurance process, plainly

    1. 1

      We inspect and document.

    2. 2

You decide whether to file, and you report the claim to your insurance company. Check your policy for its reporting deadline.

    3. 3

When the adjuster schedules a visit, we can meet them on site and walk the roof together.

    4. 4

Your insurer decides what's covered. You pay your deductible. Texas law requires it, and contractors can't waive or absorb it.

    5. 5

We permit the job, install the roof, and schedule the city's final inspection.

    Sachse re-roof permit rules

The City of Sachse's Development Services Department publishes its re-roofing procedures (revised July 2024):

    • Permit threshold. A re-roofing permit is required when the replacement of roof covering exceeds five squares. A square is 100 square feet, so that's more than about 500 square feet.

    • One overlay only. Only one overlay of asphalt shingles is allowed over an existing asphalt shingle roof.

    • Contractor registration. All contractors and subcontractors have to be registered with the city.

    • Permit fee. The permit fee is $75 under the city's master fee schedule.

    • Building final. The required inspection is a building final.

Even when one overlay is allowed, we usually recommend a tear-off after hail so the decking can be checked. We'll explain the tradeoff and let you choose. If you have an HOA, get architectural approval started early. Texas Property Code §202.011 generally stops an HOA from banning impact-resistant shingles that look like approved shingles and are equal or better in quality.
